Tallahasse Firm Voluntarily Implements Inclusionary Zoning

New development, Evening Rose, will be Florida's first community to implement new Inclusionary Zoning ordinance.
TALLAHASSEE, FL (New Urban Observer) March 8, 2006 - K2 Urbancorp, LLC, a well-known local developer of high-end quality housing, will soon begin utilizing its design and building expertise to develop Tallahassee's first in-town Traditional Neighborhood Development and the first to voluntarily embrace Tallahassee's inclusionary zoning ordinance.
K2 Urbancorp was asked by the city of Tallahassee to assume this role and in return was promised priority service on certain developmental issues, such as expedited permitting processes, lessening of concurrency fee burdens, and flexibility in density and green space requirements, thus making the project economically viable for the developer.
"It is hoped that this partnership will serve as a guide for future developments, both locally and across the state, to meet the growing need for workforce housing," said Tallahassee Mayor John Marks. "If one of Tallahassee's most recognized high-end residential developers can find a way to engage in the development of workforce housing, then perhaps this will encourage others to take part in this opportunity as well."
Evening Rose will be a 36-acre mixed-use community with approximately 175 housing units. Utilizing the design of a Traditional Neighborhood Development, this innovative mix of commercial and residential space, along with the diversity of housing types that run the gamut from small affordable cottages to large estate homes, brings together both inclusionary and traditional housing and reflects cutting-edge thought in urban planning.
"Traditional Neighborhood Developments, by the very nature of their design, allow for a very diverse set of housing products, including workforce housing, and thus can provide a significant impact on a growing local, state and national issue," said David B. Wamsley, CEO of K2 Urbancorp. "Following this design model will allow developers to do a variety of things that can benefit the entire community."
The Evening Rose plan calls for a residential section with a wide range of properties and a commercial section centered on a Town Center replete with live/work residential units, offices, storefronts and eateries designed to be within easy walking distance of all residences in the community.
Traditional Neighborhood Developments promote the creation and restoration of diverse, walkable, compact, vibrant, mixed-use communities composed of the same components as conventional development, but assembled in a more integrated fashion, in the form of complete communities.
Evening Rose, as with all K2 Urbancorp developments, will continue to offer Tallahassee unique new development styles on the cutting edge of home design and urban planning.
Evening Rose will be based upon an all-inclusive strategy that will demonstrate the planning ability to provide a successful Traditional Neighborhood Development, inclusive of workforce housing, that is integrated with the surrounding community.
